How Much Are My Closing Costs?
When you buy a new home, each party to the transaction (buyer and seller) is responsible for some portion of the Closing Costs, sometimes referred to on the buyer’s side as “Cash To Close.”  As your title agent, our title services fees are only one small part of the various closing costs associated with the sale/transfer of a home, and our fee depends on what we need to do for each case.
Closing Costs can include:

• Due Diligence Professional Services fees that are paid directly by you prior to sale or are sometimes paid at settlement (home inspection, survey, water or soil sample tests, percolation or perc tests, property appraisal).  We collect the funds from any outstanding invoices due for these services and pay them at closing.
• Real Estate Commissions or Brokerage Fees.  These fees are typically paid by the Seller out of the proceeds from the sale of property.  We will confirm the appropriate fees and pay them directly to any real estate brokerage firms or agents involved in the sale at closing.
• Lender’s Fees that are paid to the bank or lender in order to provide you your loan (loan origination fee, loan points, document prep fee, etc.). We collect these fees charged by your bank or lender and pay them to the lender / bank at closing.
• Taxes or Municipal Charges are paid to the municipality like Baltimore County, or State of Maryland as required whenever a home is sold (local transfer tax, state transfer tax, recording tax, Lien certificate, recordation fee, water bill, etc).  The taxes are calculated by law.  In many cases the buyer and seller split the taxes due, but Maryland allows a waiver of 50% of the taxes due for first time home buyers.  We collect these fees as an escrow agent and pay them to the appropriate municipality or agency to complete your Deed transfer. 
• Title Insurance or Owner’s Title Insurance is typically purchased from an insurance company to protect a lender (Lender’s Title Insurance) or a homeowner (Owner’s Title Insurance) against any claims against the property or Deed itself.  We are licensed by the Maryland Insurance Commission to provide you and/or your bank with the appropriate title insurance and will fully explain your options and associated costs.  
• Title Services and Fees: These fees are collected and paid at closing and include charges for preparing the Deed, doing a Title Search (checking the history of the property and searching for any liens or other encumbrances), recording the deed, providing notary services, etc.  These fees typically make up only a fraction of the Closing Costs.
